EXIT MidSouth operates a regional sub-franchise for EXIT Realty Corp. International in Tennessee and Kentucky for the past 6 years and the regional office is located in Franklin, TN.    A week ago this region suffered massive flooding due to two consecutive days of rainfall that exceeded record rainfalls for the entire month of May.  As corporate citizens of Tennessee and Kentucky,  EXIT MidSouth has pledged to donate $5 to the American Red Cross for each home bought or sold under the EXIT brand within our region during the month of May2010 retro-active to May 1st when the rains began.  Exit MidSouth has toured and lent a hand in several of the heavily devastated areas and talked to home owners as they began the road to recovery and rebuilding.  This has impacted so many lives and the American Red Cross responded quickly with Food/Water/Shelter to those in this time of need.  Exit MidSouth has thrived in the recent economy growing sales units by 49% from 2008 to 2009 and a similar trend is already revealing itself for 2010 and thus wants to provide assistance to the families and friends that have lost so much, so swiftly in this flood.  That is why we have pledged to donate $5 from each real estate sale or purchase under the EXIT Brand in our region, but we want to challenge our franchisees and our agents involved in those transactions to both match our pledge for a possible total of $15 per sale transaction.  As we know the scope and long lasting effects that this will have on the region we know that our contribution is only a tiny morsel in the grand scheme of this road to recovery, however, we know that a small ripple in a large pond can still generate great things.  That is why we also extend our challenge to other real estate companies and agents to match our pledge to support the recovery and rebuilding of communities involved with this record setting flood.   We will kick-off the donations at training events already scheduled for this week with a collection box for checks and cash to the American Red Cross.  The training will be conducted by Jeff Lobb and the events will be held in Lousiville, Knoxville, Franklin, and Clarksville over the next four days as part of EXIT Realty’s Mind-Set Training Program.

The corporate charity has always been Habitat for Humanity, and each year EXIT Realty Corp. International provides direct assistance to Habitat for Humanity to assist in the construction of homes and furthering of their cause around the world.  From each real estate transaction, money is set aside specifically for this entity and at the annual EXIT convention the Founder and CEO, Steve Morris presents a check on behalf of all EXIT associates to Habitat for Humanity.  The charity doesn’t stop with financial contributions as EXIT Realty organizes volunteer Build Blitzes throughout the year where EXIT agents, Brokers, and staff can take part in the construction of a home for a family in need.

Executives at EXIT MidSouth toured the American Red Cross command center today and were impressed with the organization of such a large reaching relief effort and were astounded at the grand scale at which they provide Food, Water, and Shelter.    This is in deed an organization that we want to associate with and assist them in the replenishing of the items that they provided to the people in need after the rains came to Tennessee and Kentucky.

EXIT Realty Brokers and Owners Quarterly Meeting | Key Yessaad Addresses the group to talk about growing web presence | Sponsored by Moovers and Overland Title Company

On September 2nd EXIT Realty Franchise owners from Tennessee and Kentucky were hosted at the Lake Providence Residence Club in Mt Juliet, TN by EXIT MidSouth, the regional owners, for their quarterly broker owner meeting.   The meeting was sponsored by a great title company for all real estate Tennessee closing needs, Overland Title Company, LLC with CEO Mark Dougal and an innovative fixed price moving company Moovers, with franchise owner Daniel Gardonia.  The meeting had a guest speaker/trainer on web strategies name Key Yessaad who addressed the brokers for about two hours on the topic of implementing techniques and systems that will create empowerment for our agents to generate more listings and to unchain our brokers from the old Internet business models of paying for leads.  The discussion was a collaboration of ideas and brainstorming to generate the thoughts that will lead to great changes in the presence EXIT Realty, EXIT MidSouth, EXIT brokerages, and EXIT agents on the Internet.  Some of the brokerages in attendance were Exit Realty Bob Lamb and Associates, who announced that he had just had a record breaking month of production in August, EXT Realty Network, who introduced his new broker Gina Kellum,  EXIT Realty Clarksville, EXIT Realty Music City, who received the traveling participation award trophy from the last TREC CE course we held, EXIT Triple E Realty, EXIT 1st Choice Realty, EXIT Realty New Edge, EXIT Realty Partners, who announced a new building had just been purchased for their office, EXIT Select Realty, EXIT Real Estate Associates, EXIT Real Estate Solutions, EXIT Real Estate Professionals, EXIT Lake Real Estate, EXIT Upward Realty, EXIT Realty the Covenant Group, EXIT Realty Crutcher, and EXIT Realty Group.

CEO of EXIT MidSouth, Jean Marie Grumbles, presented the attendees with the State of EXIT Realty, the state of the region, the market statistics and metrics of our competition in the marketplace.  Astounding were the results as company after company has had decreases in production since 2006 and yet EXIT Realty continued to grow while others were saying “flat is the new growth”.  Our billboard campaign is in full swing and the mantra “EXIT REALTY is GROWING! ” is a positive affirmation that is ringing true for our brokerages.    We concluded the meeting with a round table discussions and role playing scenarios to improve our brokers skills.    Many of the out of town brokers made plans to attend the invitation only Web Blogging Strategies training class on Thursday September 3rd again at the Lake Providence Residence Amenity Center.  This training will include agents as well as brokers and will enlighten the agents on productive blogging techniques that will get them immediate notice by the consumers.

This 3-fold ratio should not be astonishing; Real Estate Buyers and Sellers have embraced the Internet with near 100% saturation. It is up to the Realtor to meet and greet them online and offer them the solutions they are seeking! The Online Marketing Difference: Traditional Agents Earn $36,700 Annually; Internet Agents Earn $100,000+ Annually

RISMEDIA, May 22, 2009 – The news from the NAR annual survey is in; average age of members rose, sales fell, membership fell, income fell. Only 73% of agents were “very certain” that they’d stay in the business for another two years (and that is down from last year, too). Of course, the reported $36,700 median income level includes all those new (two years and under) agents who averaged around $8,600 for their toil and those seasoned (16 year) veterans who averaged $53,900. When the majority of members can’t earn a decent living in their chosen field, that field is in real jeopardy, and so is that membership. Even garbage collectors earn between $35,000 and $80,000 a year.

Paul Bishop, managing director for real estate research for NAR was quoted as saying “Almost all of our members have secondary business specialties and are diversified in their income streams- some are involved in related businesses.” I would think they would have to be involved in earning an income somewhere other than real estate if real estate incomes are so puny.

Capping off this report were many more facts, but the one that stands out for me is this one: “Members say that they received only four buyer or seller inquiries from their personal Internet site over the past year, which accounted for just 3% of their business.”

Folks, the bad news in the first paragraph is directly related to the bad news in the third paragraph. It is common knowledge that agents who have made the transition to being Internet real estate agents continue to make six figures, and that knowledge is supported by our customer database. They are prospecting exactly where the homebuyer is looking today: online. Those agents receive about 80% of their leads and their business from the Internet. What is the basis of this huge disparity in income and success levels?

Traditional buyer vs. Internet buyer

In February of 2007, an article titled “Online Marketing: Internet Buyer vs. Traditional Home Buyer Study: The Real Estate World is Changing Even Faster Than You Think!” was published online and in print. I wrote that article utilizing the facts as determined by the California Association of Realtors® in their 2006 study on the subject. The article was quite popular, was heavily quoted and reprinted by other leading publications, as well as being distributed by some state real estate trade groups to their members (write me and I will send you a reprint, free). That article patiently explained how the paradigm for buying a home had irrevocably changed. It was a call to action for the agents and brokers looking to catch the wave that is online marketing for realtors. Now, two years later, it is apparent that not enough agents and brokers were paying attention. When NAR reports that 80+% of residential real estate sales begin online, yet the average agent says that online sales only account for 3% of their business, what is going on in the field? What a huge disconnect! It appears that 80% of all buyers are not finding the traditional real estate agent (as defined in NAR’s 2008 survey). Who, then, do those 80% of buyers go to? They go to the agent who paid attention two years ago. They go to the Internet real estate agent.

Who is this “Internet Real Estate Agent?”

The “Internet Real Estate Agent” has many faces. The agent can be a grandmother from Amarillo, a real estate couple from California, an immigrant from Europe who settled here, a fourth generation Texan, a native New Mexican, a seasoned Carolina professional, a resort specialist in the Turks and Caicos Islands, a big thinker from New Brunswick or a Massachusetts contrarian-or hundreds of other iterations of the North American real estate agent-the profile is as diverse as the membership of NAR. You see, the Internet doesn’t care if you are old or young, black, white or “other;” married, single, gay or straight. It doesn’t care how many years you’ve paid dues or where you are located, either. The Internet doesn’t care how much money you invest in your Internet marketing or what supposed high tech plaything you adopt in your efforts. With over 80% of consumers doing their preliminary home and agent searching online from the comfort of their home or office, the Internet rewards those who listen to the success of those who succeed there. Internet real estate agents can be defined by these benchmarks:

-70% or more of their leads and sales come from their online efforts;
-They average at least a home sale monthly from those efforts;
-They average more than $100,000 a year in commissions from Internet real estate sales;
-They realize that they will live or die as a real estate professional depending on how well they attract prospects online and then develop those prospects into buyers with their selling skills, their local knowledge and their personal high level of service.

All Internet real estate agents know these things:

1. You must be able to be found online by people searching for homes in your neighborhood. That means you must either maintain your own website, or you must let someone manage a site built just for you that produces these leads, and that site must employ the best in REAL SEO to make it found on the first pages of the major search engines by Internet buyers. As more people find your site, more people visit it; your traffic goes up.
2. Once people find your site, they must be incented to sign in. When they find your site, they are anonymous; you can’t call them back or answer their questions if you don’t know who they are. When 5-15% of visitors to your site sign in, you will receive enough leads to achieve consistent success.
3. In order to consistently succeed, however, you have to hold up your end: you must call all inquiries immediately and you must respond to their emails as fast as you possibly can. No less a great institution of learning than the Massachusetts Institute of Technology (MIT) says that all leads degrade substantially over time-even if not responded to in one hour. Contrast that to NAR’s finding that 50% of all agents call leads back within 54 hours, but that 50% of all agents never call them back and you’ll have no trouble understanding why so many fail at Internet Marketing.

It’s that simple, really.

It’s not too late now, but it will be too late if you continue to do nothing

NAR’s income data is derived from the percentage of members who responded to their survey. Our Internet real estate agent income data is compiled from our proprietary database of clients. Virtually every client who has been actively marketing online for two years or more is very successful; some sell between 50-100 homes annually from their online marketing; many more sell 10-20 homes annually. Do the math: If you supplemented what you sell now with 10-20 homes from your online marketing each year, how much would you be making? Most likely, you would be earning far more than the median traditional agent of even 16 years experience. The 2007 study and article concentrated on the buying habits of Internet homebuyers compared to those of traditional homebuyers. All agents need to target those homebuyers. Concentrate on the output gained from your online marketing efforts, not from what new technological feature you could add/input to that effort. Selling online is about the quality and quantity of leads you generate. Just a few real leads are enough to succeed each month. A real lead is when the prospect actually wants to speak with you. You can’t buy leads like those and you can’t fake them. You need to produce them. When you succeed online you’ll have a steady stream of prospects from places you never considered and locations you thought you had blanketed appearing in your inbox every week. That is the point of all this: competent salespeople only need true prospects to call upon in order to sell homes. If you’re competent, all you need are real leads in order to sell houses online.

Two years ago, the subject study incented some to get involved in online marketing, but most did nothing. If another two years go by with you doing nothing to succeed online, you won’t be reading this publication anymore because you will have left the business.
